Not available. Our standard check-out (10 AM) gives housekeeping 2–3 hours to prepare the villa for the next guest, so we can't accommodate early arrivals or extended departures. Thanks for understanding.

  • Check-in: 1:00 PM. Check-out: 10:00 AM.
  • Early check-in and late check-out are not permitted.
  • Caretakers are available on call between 10:00 AM and 5:00 PM. Please address queries during these hours.
  • Cleaning is scheduled between 11:00 AM and 1:00 PM for multi-night bookings; requests outside this window can't be accommodated.
  • No cancellation or refund policy is available.
  • Additional guests will be charged β‚Ή1,000 per person per night.
  • A refundable security deposit of β‚Ή3,000 is required at check-in β€” may be forfeited for rule violations or property damage.
  • Kitchen usage: β‚Ή500 per day/night (induction cooktop + basic cookware; no gas/stove provided).
  • Barbecue setup: β‚Ή500 per use β€” includes grill, skewers, and 2 kg charcoal.
  • Any damage to property, furniture, fixtures, amenities, or decor results in additional charges.
  • Towels are provided every 2 days per guest for multi-night bookings.
  • Bedsheets are changed every 3 days for multi-night bookings.
  • Pool access: 8:00 AM – 10:00 PM. Strictly prohibited after 10:00 PM.
  • Power outages from MSEB are beyond our control. Inverter backup lasts ~2–3 hours; no refund for outages.
  • Outdoor music permitted until 10:00 PM; after that, indoors only at moderate volume.
  • Decorations need caretaker approval β€” not allowed on interior walls, furniture, or other surfaces. Unauthorized decor may incur charges.
  • Smoking is permitted in outdoor areas only β€” strictly prohibited inside the villa.
  • Respectful behavior toward staff is mandatory. Abusive conduct may result in immediate eviction without refund.
  • Valid government-issued photo ID required for all guests at check-in.
  • Pets welcome (max 2 free; β‚Ή1,000/extra pet/stay) β€” not allowed on beds, sofas, or in the pool. Owners must clean up after pets.
